Matarangi Beach Estates
600 Lot Subdivision including Infrastructure
In 2005 Nigel was employed by Hanover Property to manage the planning and design of the balance of Matarangi Beach Estates land available for subdivision which included in the vicinity of 600 lots. In addition, Nigel was required to upgrade the infrastructure which included a new Water Treatment Plant, upgrading the existing Wastewater Treatment Plant and upgrade the existing raw water supply system which also included a new water take consent. Nigel managed the development of Matarangi Beach Estates until 2008 when the Hanover Properties sold the balance of the land following the Global Financial Crisis.
The urban planning and landscaping design was completed by Boffa Miskell. Harrison Grierson completed the resource consent applications and the environmental engineering. Tse Group completed the land development engineering.
A masterplan was developed with comprehensive consultation with the Matarangi Ratepayers Association, the Tangata Whenua and the Thames Coromandel District Council. A resource consent was then obtained for the first stage of the Masterplan being the subdivision of 120 lots.
These lots were largely sold off the plans when demand was high for Coromandel coastal property and construction was completed in 2007
Golf Course Villas
Around the golf course a villa complex was developed which included 40 villas. A resource consent was obtained to complete the proposed development and 8 of the villas were built between 2005-2008.
Infrastructure
With regard to the infrastructure Harrison Grierson was engaged to complete the engineering on the Water Treatment Plant and the Wastewater Treatment Plant and Tse Group was engaged to complete the upgrade of the raw water system.
Water Treatment Plant
The Water Treatment Plant was designed and built by Filtec on a Design & Build contract with Harrison Grierson providing the performance specification and contract documents in coordination with the TCDC.
Wastewater Treatment Plant
Harrison Grierson designed the necessary upgrade works to increase the existing pond based wastewater plant to it’s maximum capacity and the works were tendered out as one main contract. Tenders were over budget and Nigel managed to deliver the works under budget with an open book contract with Advanced Mechanical Services Ltd from Morrinsville.
The Raw Water System for Potable Supply
Tse Group completed the design and Nigel completed the construction with Advanced Mechanical Services as the leading contractor. The new Pump Station is due to be commissioned in 2009. Note that a new Water Take increasing the existing take from 2000m3/day to 3000m3/day was successfully obtaine despite heavy opposition by environmentalists and an adjacent water take owner. Harrison Grierson was the principal consultant involved in the Water Take application with Ellis Gould providing legal counsel.
